Have any significant obsolete functionality?
Value be strongly supported by overwhelming nearby comps?
Phase 2 is what I call The Smart Sell Test:
Do the proposed project purchase, cash-in, rehab, and resale numbers yield good profits when used in my Smart Profits Formula(SPF)?
Which project numbers are needed to yield good profits with the SPF?
Are the profitable project numbers really achievable?
Consider private money loans typicality need to stay at or under 70% Loan-to-Value based on a realistic formally appraised resale price. Be aware that the mistake I most often see rehabbers make is to estimate a future value that can not be strongly supported by nearby and obvious comps.
